For all those homeowners and potential buyers out there who swear by Zillow's Zestimate more than the expert advise and services of a LICENSED Realtor who is affiliated with a reputable, trustworthy company, you may want to read the following and rethink this approach.
When online legal services and online medical services came out, some in those fields panicked because they thought they would become obsolete. Funny thing happened though. That computer screen could not properly diagnose or treat you, and it certainly wouldn't go to court to represent you. The same happened when Zillow, Trulia, ForSaleByOwner and others jumped on the real estate scene. Some agents believed their careers were over. I've discovered that my career has become stronger because real buyers and sellers value the personal touch Realtors bring to every deal. They know that a computer screen cannot replace the legitimate human interaction that takes place when buying or selling a home.
Sure, these days most searches for a home begin online. But, did you know that the vast majority of them (over 97%) end up going through a licensed real estate professional? Zillow cannot tell the difference between a home that is so perfect you could eat off the floors and a home that is so "not-perfect" that you cannot eat while sitting in your car and parked in the driveway. Zillow cannot tell the difference between a $35,000 kitchen upgrade and a $35 plastic shelf system. Zillow cannot tell the difference between a dream home and a "MONEY PIT" (reference to the hilarious movie with Tom Hanks & Shelley Long). Zillow will never be able to show you the difference between a home with a great tenant and a brownstone with a nightmare tenant (watch DUPLEX with Ben Stiller and Drew Barrymore).
I always tell people that I would never represent myself in court, self-diagnose myself against any illness, pull my own tooth, work on my own car, do any electrical work at home or prepare my own long tax form because I am not a professional in those fields. Taking on an important task that I don't have a strong working knowledge about is simply foolish, especially when I stand to lose a lot if I make an amateur's mistake. I trust my attorney, my doctor, my dentist, my mechanic, my electrician & my accountant for those tasks. Why would anyone trust one of their biggest lifetime purchases or sales (buying or selling a home) to anyone other than a professional in the field? That just doesn't make any sense. And if you try to do it yourself because Zillow, Trulia, or ForSaleByOwner gave you a boost of "professional confidence", consider the FACT that when ForSaleByOwner.com founder Colby Sambrotto tried to sell his own Manhattan condo using the website and system he created, he had to cave in and eventually hired a Realtor who proved to be worth a lot more than the 6% commission charged for the sale. Long story shortened, don't shoot yourself in the wallet when selling or buying a home. Hire a professional to do the job. We breathe, sleep and live real estate. It is not what we do part time or whenever we feel like it. This is what we do and those of us that love it are very good at it. You see, when you hire a Realtor, you are hiring a representative with market & industry knowledge that is not learned from the Zillow websites out there. You are hiring a professional who is in the trenches learning what works and what does not work. Give yourself a HUGE advantage. Hire a Realtor.
