Positive Thinking Is Powerful!


I read something very deep today. "Life really has only one beginning and one end. The rest is just a whole lot of middle." It was on a piece of paper that was sitting in front of my office door as I walked in. It's from Glee. I don't work on Sundays but I'm here for a few minutes fixing a problem that needs to be fixed! Anyway, this piece of paper set the tone for how I would handle this problem. 

 I've noticed lately that there are simply some people in this world who have a talent for finding something wrong with everything they come across. I've noticed that there are individuals who have to say something bad about something just to go against the flow. These are people who forgot what our parents used to tell us, "If you have nothing nice to say, say nothing at all." Living a negativity based life is simply too bitter a way for me to live. My loved ones deserve better. 

 Seriously. I made myself a promise on New Years 2014 that I would ask people to keep their negativity out of my way because I have BIG plans for my life. I promised myself I would start cutting out those who chose to continue bringing THEIR negativity into my life. Not because I want to turn my back on anyone, but because their negativity is damaging to my children, my family, my business, my personal growth, my sanity, my health, etc. 

 Please don't get me wrong. I will never turn my back on a friend in genuine need. That is not the negativity I'm speaking of. But I can't waste time on someone who simply has to rain on every parade just because. I want to surround myself with movers and shakers who will try to turn a negative situation into something positive. I want to surround myself with the people who don't spend the day dwelling on ONE bad moment, but spend it seeking out 525,600 good moments each year. (Fans of the Broadway show RENT will get that one). 

 I'm on the phone trying to fix a problem right now. It's Sunday. I do not like to leave my family on a Sunday to spend it on the phone fixing problems. It's a BIG problem. I am choosing NOT to let it ruin my day, my week, my month, or my year. 

 So people, please hit me with some positive vibes. Keep your boohooing to yourself. Let's make the second half of 2015 the BEST yet! God bless you all. Happy Sunday.

You Are What You Think, a Reflection on Being a Better Me.

I am sure that if you are reading this blog post by me, George L. Rosario then you are a reader. After all, I am relatively unknown in the world of literature (for now), and yet here you are, spending time reading my humble post. Being that you are a reader, I can almost bet that you have either heard of or read The Secret by Rhonda Byrne. While her ideas are interesting, by her own admission they are not new. Religious people, philosophers and even scientists have spent centuries studying this principal.

Today I make a commitment to create a better world by working on me. Some people say that sounds a bit pretentious, as if the world’s success relies solely on my own success. I say it does! A good friend told me that I was making it sound as if the world would be worthless without me. I say it would! I am in no way saying that I am the only one responsible for taking care of this world. I am not! But I do believe that if I strive to become a better, more ethical person each day, our world will be better for it. If believe that controlling my thoughts and ideas will make this all possible. I believe that if everyone makes the same commitment, we will enjoy a greater existence.

The truth is that we are all responsible for our world. We are all responsible for our industry. We are all responsible for our survival. We are all responsible for the sanity and sanctity of this world. We are all responsible for feeding, sheltering and clothing each other. We are all responsible for every war ever fought, every war that has yet to be fought and every treaty that ends that war. We are responsible because if we all make a commitment to better the world by bettering ourselves, individually, then we will all benefit. All of it starts with a single thought or idea.

While so many men (and women) in power blame religion, politics, government, economics, gender, sexual orientation, age, race, sociology, etc, for the world’s problems, some of us are actually looking inward. The truth is that if everyone in this world looked internally at their ethical make-up, we would not have any wars, hunger, homelessness, poverty, suffering or untimely death. If everyone took the time to make ourselves better, more ethical, more loving people, the world would have never known an Adolf Hitler, Mao Zedong, Joseph Stalin, or all other mass murders that have walked the face of our world. We are all responsible for looking inside and working on creating a better "ME" so that we can all benefit. All of it starts with a single thought of idea.

Today I am asking everyone to stop using religion, economics, race, age, sexual orientation, government, gender, ethnicity, place of origin, or the media to spread your hate. We are living in the greatest and the worst times. Our technological advances have made our lives easier than ever. Our medical advances have made our lives healthier than ever. Our advances in communications have made our lives more connected than ever. So why are so many people using these great advances to separate themselves from others? Why? Because too many of us do not accept accountability for the problems of the world we are in. We don't accept that our actions today will affect the world tomorrow, just as the actions of yesterday have affected us today.

But it doesn’t stop there! Too many of us forget that we are responsible for our own destiny. We blame everyone around us for our own shortcomings. Too often we hear someone say, “I don’t have money in the bank because they never gave me a shot”, or “I didn’t succeed because they stopped me” or “they did this to me.” Who or what is this “they” entity these people refer to? This is an excuse that goes beyond race, religion, location, creed, gender, sexual orientation, marital status, political affiliation, ethnicity, origin, etc.When we focus all our energy on finding blame in others, we do very little to fix that which needs fixing within ourselves. We blame the effect, rather than correct the cause.

So today I am making a commitment to the world by working on me. I truly believe that God wants me to be a better George L. Rosario. The world deserves a better George L. Rosario. My parents dreamed of a better George L. Rosario. Tina deserves a better George L. Rosario. My children need a better George L.Rosario. My grandchildren will someday want and expect a better George L. Rosario. The real estate industry demands a better and more ethical George L. Rosario. I need to do the right thing when being a son, being a husband, raising my children, helping to raise my grandchildren, volunteering in my community, selling a home in New York, etc.

How Much Is My Home Worth? Does Zillow Know?


The best way to determine your home's value is to speak to a Realtor that sells homes in the area where YOUR home is located. For example, if you want to know about homes for sale in New York, don't ask a Realtor from Kentucky (no offense guys, you are pros in Kentucky and awesome ones at that), or a Realtor from Florida, California or any state other than New York. As a matter of fact, if you've asked yourself, "What is my home worth?" and you are located in New York City, don't ask a Realtor that focuses most of his/her business in Upstate New York, Buffalo or anywhere else in the State. I don't pretend to be an expert in Buffalo or Upstate New York real estate. I leave that to the experts. Being with Coldwell Banker, I can refer you to a number of experts anywhere in the Continental U.S. and abroad. That's what real estate experts do. We refer sellers and buyers to the experts. What am I getting at?

We laugh at Zestimates here in NYC. I had a buyer show up at one of my properties and immediately tell me the property was overpriced, according to the "Zestimate." I smiled and explained that even Zillow admits that their estimates are off and he got offended. You see, he works for Zillow. Well, after seeing him at 3 different open houses, he finally took my card and reached out to me for help. He told me all the homes he looked at in our area sold for prices that were not even close to the Zestimates. Whether higher or lower, the Zestimate was always 20-30% off. Why? Because the Zestimate is put together by someone who doesn't know the local intricacies of our market. I would not pretend to know the market in Florida, even though I am a licensed Realtor. I am not licensed in Florida, nor do I sell real estate in Florida. As a matter of fact, I'm a licensed Realtor that can practice in all of New York State, but I don't pretend to know ALL of New York State. I don't know what a house should sell for in Buffalo NY. But hey, if I want to know, I will research Realtors who are local to that area and have been successful for a number of years, and contact a few of them for their opinion. It is less time consuming and a lot more accurate than Zillow.

We Realtors do a lot more than push a button on our MLS to determine the value of a home. We study our market, know what's listed (even private listings that are NOT on the MLS), speak with sellers and buyers on a daily basis, and know the inside and out of our local market. Are all Realtors that diligent? NO! So instead of doing homework on Zillow, why not do homework on your local Realtors and figure out which ones know the market that YOU are in. I Know New York City. In Brooklyn, Queens and Manhattan (my areas of expertise), you have to know what makes a house, condo or coop go for $100,000 more than another house, condo or coop on the same block, with the same exact size and specs. Zillow doesn't care to know that. They don't have the time it takes to do the amount of homework that I do before slapping a price on a house. They give you a Zestimate, which is a GUESS! I don't guess. My agents don't guess. There's too much on the line for us to guess on the people's biggest investment. There's too much on the line when I know that I will be sitting at the closing table with my client after selling his/her home. I can't risk having them speak badly about the level of service I provide, because as I'm sure you know, bad news travels faster and further than good news. The Zillows of the world work on the old philosophy of "the numbers game." The more content on the website, the more they can convince the industry to spend advertising money on them, because buyers will follow the website with the most content, even if it is wrong 11.1% of the time.

When you sell a 2 family home in Glendale Queens for $675,000, you are looking at a potential for making a costly error ($74,000). That's what a REALTOR can save you from if you decide to chuck the Zestimate and go with a REAL estimate.

That's why we Realtors are still in business! We know what we are doing. It's like this; would you fix your BMW without any training, and without the proper tools, just because someone puts up a "how-to" video on YouTube? Yes, you are right. That is a poor example. After all, BMW's median sales price is just under $50,000. A home in New York is at least 10 times that amount. Are you going to trust your biggest investment to the knowledge of a website that admits to being wrong at least 11.1% of the time? I know I wouldn't!

Talking On The Phone Is Not a Dead Art

This following post is for my friends in the real estate business; those real estate professionals who love to share tips with me and love when I share tips with them. 

I received a call from a seller who wants to fire his current agent and work with me. I asked him why and he says his agent isn't working with him. Now whenever I hear of a seller who badmouths an agent within the first minute of speaking with me, red flags go up and I wonder if I truly want to work with them. I don't just jump up, say "hallelujah", and sign a listing agreement with the seller. I don't drop what I'm doing and run to them with a listing agreement in hand without first interviewing them. Actually, I would say I interview those sellers 10 times more thoroughly than I interview any other seller. Why? Well, simply because I don't know the reason behind his disapproval of the other agent. 

It is my experience that unreasonable sellers love to blame agents for not meeting their unreasonable demands. Want an example of an unreasonable seller? I took a listing which was highly overpriced. I couldn't put a sign on the property. I was not allowed to host open house events for that listing. I wasn't allowed to send mailers or notices to the neighbors. I was not allowed to put it online because a neighbor might find out. I was not allowed to show the listing when buyers wanted to see it but rather was asked by the owner to lump everyone up around the her schedule (only on Monday and Tuesday between 11 and 11:30 a.m. and the buyer had to be out the door at exactly 11:30 a.m.). A big request by the owner was that I had to sell the house with the first floor tenant in it, and that the new buyer would agree not to raise the tenant's rent for a whole year. The tenant was paying an amount that was equivalent to rents from 8 years prior, which is when the apartment had been rented to him. Oh, and I was only given a 3 month listing agreement at 5% commission. That is an unreasonable listing. 

Unfortunately, I was still young in the business and wanted to prove that George L. Rosario sells NY homes regardless of condition, price, location or any unreasonable request from the seller. So I took the listing and after 3 months, showed it to 9 people, all who said it was priced too high. All 9 made offers, some within 10% of the asking price, and the owner said no. She wanted the full asking price. Two weeks before the listing expired, I got a full price offer from a buyer who was putting down 80% and taking out a small mortgage for the additional 20% of the asking price. Wow! I was so proud of myself for pulling this one off. The offer came from a buyer that had offered almost $50,000 less than what others had offered. I knew he wanted the house and explained the situation to him. After some debate, he agreed to pay the full amount. I expected hugs, kisses and a dance when I presented the offer to the seller. Instead, she said "No, no, no. If they can offer the full price, they can offer me $20,000 more." 

Needless to say, the listing expired and no sale was made. A week after the listing expired I got a call from another agent who told me that the seller was complaining about me saying that I only brought 10 cheap people to see her listing and that I refused to get her what the house was worth. She had described me as a lazy agent who wanted to make a million dollars without actually working. I was appreciative of the agent's call. I was also surprised to learn that he said no to the listing. He explained that she was asking him to list it for $20,000 more than what I had listed it for. He explained that she gave him a whole set of rules (same as she did with me). He explained that the seller spoke so badly about me, even though I brought her a full price offer, that she would probably speak 10 times worse about this new agent if he didn't meet her expectations. So he said "no thank you" and told her to call someone else. I learned that day that there are unreasonable sellers out there and that sometimes it is better to walk away from a listing rather than take it for the sake of having listings. 

Well, the phone call I received recently had nothing to do with that. I got a call from a seller who said that he wanted to fire his current agent and hire me because agent refused to speak to him. I thought he meant that the agent wasn't communicating with him. NO! The agent was sending an email a day and texts every other day. The agent simply wouldn't CALL his client or return any of his client's phone calls. This seller is 77 years old and never sent a text to anyone in his life. He has a simple flip phone. He doesn't feel he should start sending texts now to accommodate his real estate agent, and I agree. The seller went on to say he can't even see the texts and has to wait until his neighbor gets home to know what the agent is trying to tell him.

Folks, we all know that it is absolutely crucial to our success for us to know how to use social media sites like twitter, Facebook, Pinterest, Instagram, LinkedIn, YouTube, etc., texts, email and other online tools such as blogs to communicate with our clients. BUT, we can't forget that there are still many people out there that need some human contact. Also, we have to remember to check our voicemail because I acquired two listings recently from people who fired their agent and reached out to me because they said I was the only person that actually CALLED them back.

I don't like talking on the phone. I prefer to text. But my clients should not have to work around what I like. I should work around what they like. "Teaching is not a profession; it's a passion." John F. Podojil

Remember when you were in school? Remember how you had a favorite subject, and then there were the other subjects that were OK, but not the best, and of course there was that one subject you struggled with and simply didn't want to deal with? Let's start with that subject you didn't want to deal with (hated it). Are you picturing it? Do you remember now? Was it math? Was it science? Was it history? Was it English? Was it social studies? Was it gym? Was it shop? Take a minute to close your eyes and remember how you felt every time you had to enter that classroom and deal with that one subject you just hated remember to open your eyes afterwards so you can continue reading).


I wish I could travel back to the day I met Coach Steve DeGennaro (R.I.P.) at Lafayette High School, record his speech, and play it back for George L. Rosario the 1st grade student. You see, while my science teachers, math teachers, history/social studies teachers, language teachers, English teachers, shop teachers, and all other teaching professionals were great, and taught me a lot, it wasn't until I sat down on the gym floor on my first day of high school that I truly understood the importance of all these subjects. Funny thing is that he wasn't going to be my gym teacher, but was just filling in for the gym teacher that day. Coach Deej was best known for his work with the several highly successful athletic programs he supervised at Lafayette.


I learned that all of the schools major subjects are connected to each other. I learned that if the science teacher learns to work with the language arts teacher, and they both learn to work with the math teacher, and all of them work closely with history teachers and physical education teachers, and all other teachers to develop a curriculum that connects all these subjects to each other, students will get into a flow that will help them learn more constructively. I remember that one of the most difficult times for me in school was the moment in between classes, when I would switch from math to science, or history, or English, or social studies. I remember that my only escape was the moment I stepped into the gym because in my mind, it had nothing to do with learning and everything to do with fun.


I also remember that I had a moment of revelation when Steve DeGennaro (Coach Deej to us) told me that to play basketball at a winner’s level, I needed to understand math (statistics, distance, time and probability), science (trajectory of the ball, air in the ball, speed of travel, kinetic and potential energy when dribbling the ball, etc.), language arts (communications, ability to read the playbook, ability to read and comprehend the rules), and even history (knowledge of the sport’s background, understanding of what cultures actually play the sport, understanding of why the rules are what they are today). Coach Deej taught me that all school subjects are connected, and that they all work with each other to make us better at whatever we want to do. No other teacher before him had ever shared that with me, and it truly changed the way I looked at school and learning.


I am not a teaching professional, and this is not a blog post about teaching as a profession. But as a real estate professional with Coldwell Banker in New York City, as a private consultant for many firms, I do train professionals in my field (real estate), and I believe in the importance of continuing my education in order to grow my business. I use math, writing, reading comprehension, science, social studies, history and even physical education when I list and sell a home in New York City. I am the best at what I do because I make it a point to learn something new every day.I emphasize this point when I speak to my children. I constantly tell the kids that all their classes are just as important as the next, because they all work together. I don't think I would be as good as I am at my business if Coach Deej hadn't helped me make that connection on my first day at Lafayette High School in Brooklyn.


It’s funny how a man who is not a teacher by trade has so much respect and passion for learning. I have a lot of respect for educators. From Coach Deej, to all the passionate and dedicated teachers I've crossed paths with, to my beautiful wife Athina Rosario, who wows me with her ability to get elementary school children to listen to her. My wife is an elementary school teacher and a damn good one, and I have lots of respect for her because I know I could never do that job as well as she does. She knows how to instill a passion for learning in her little students that some teachers simply fail to focus on.


This is a passion that is shared by all successful professionals in the world. They all have a passion for learning and growing, and therefore always have something fresh and innovative to offer their profession. I believe this passion for learning starts with a single teacher who sparks that revelation that everything we learned in school, and that which we continue learning even after we are done with school is connected. That is what Ms. Athina teachers her students, what Coach Deej taught me, and what I try to teach when I do public speaking engagements, private teaching sessions, team development seminars and one-on-one mentoring. I know that to inspire that passion for learning and growing in others, and to continue growing my business, I have to keep that passion alive in myself.


So today I say to all that are reading this, if you want to be better in your professional and personal life, take advantage of any opportunity that presents itself for you to learn something new. There are people in this world that are passionate about growth, and even more passionate about sharing their experiences with you.


If I had to pick one idea to base my personal and professional growth on, it is that we have to learn and share what we learn with passion, so that others will feed off of that passion and develop their own love for learning. I am passionate about learning, and about sharing my experiences with others. I believe that this passion will make me a stronger Realtor each day, and help me motivate others to want to seek personal and professional growth with passion. Imagine how amazing our world would be if we all focused on becoming better people every day, and were passionate about sharing our own growth and experiences with others. Go learn something new every day, be passionate about it and then teach it to others.


I’d like to end with a quote from John F. Podojil. I believe it captures the essence of my respect for all the people that have ever taken the time to teach me something new.
