Man In Black - George L. Rosario, Realtor





This is the level of energy I start my day off with. I love being the first one to walk into the office so that I put myself in the right frame of mind and start the business day off with a BIG smile on my face.

I was listening to something about visualization and goal setting, and the strongest message that stayed with me was that we should always make it a conscious decision to be happy. So I constantly look for events, videos, books, seminars, people, objects, etc. that make me happy and that usually sets me up for a great day.

This morning as I stepped out of my home, I had yet to plant one foot off my property and a neighbor commented on my outfit. I am dressed all in black. So of course (you've heard this one before) he asked something like, "Where's the funeral?" Of course some would have taken offense to that or might have at least become a bit uncomfortable with the comment, but not me.

As soon as my neighbor made the comment, I was transported through time back to when I was a kid and my father went through a "cowboy stage", listening to Johnny Cash, Willie Nelson, and other old timers. I used to love listening to my father singing along to these songs with his super thick Puerto Rican accent. Actually, since my father was always bigger than Superman and better than gold in my eyes, I remember wondering why Johnny Cash and Willie Nelson couldn't sing as good as my Dad. No, he is not super talented, but to my brothers and I, Dad was always a superstar.


Anyways, this morning's comment has put me in such a great mood. I will surely thank my neighbor with an after dinner cup of coffee today. He made my day!

George Working in Greenwich Village, NYC #glrosario






YES, my office is in Queens. But did you know that the area of Queens I'm in is just minutes away from Manhattan. I went into Manhattan today to work with a seller who is preparing to list his Greenwich Village townhouse with us, and it literally took me just a few minutes on the M Train to get there. This is the beauty of living in New York. I didn't have to drive into the city and look for parking. I simply jumped on ONE train, answered emails and spoke to my clients on the way there, and arrived at the listing in under 40 minutes. How amazing is that?

Greenwich Village, also dubbed "the Village" by us locals, is located on the West Side of Lower Manhattan, New York City. For a long time, whenever people thought of Greenwich Village, they immediately thought of the artist scene, a Bohemian haven that gave rise to the 60's Beat and counterculture movements. Artists flocked to Greenwich Village because of it's affordability, but like many neighborhoods in New York City, it was not immune to gentrification and heavy commercialization, and soon because one of the ten most expensive neighborhoods in the entire United States, according to Forbes*.  Residential property sale prices in the Village typically exceeded $2,000 per square foot in 2015.

The four ZIP Codes that constitute the Village are 10011, 10012, 10013, and 10014. The neighborhood spreads from the North River part of the Hudson River to the West, the major street of Broadway to the East, 14th Street to the North and Houston Street to the South. By the way, for anyone who is not a New Yorker, Houston Street in New York is NOT pronounced the same way as Houston Texas. It is pronounced "house-ton" in our parts. Just felt I'd give you a heads up in case you decide to visit us. While visiting us, you might want to stop by NYU which is in the heart of Greenwich Village, and of course go people watching in Washington Square Park. You can also walk over to the neighboring areas of East Village, NoHo, SoHo and Chelsea (awesome neighborhoods as well).


This neighborhood is just one example of the greatness of our city, and the many cool things there are to do while in the city. Greenwich Village is not the type of neighborhood you can take in on a single day. It is a place that is so vibrant with life, history, change, arts, music, food, culture and growth that you need a lifetime of visits to begin to scratch its surface. A lifetime of visits to the Village is what many of us New Yorkers call life. It is what we do here. We travel by train, bus, car or bike to our neighboring 'hoods and take in all the different sites New York City has to offer.

If you ever decide to call Greenwich Village your home, you will have some very cool neighbors. Known to own in the area are such celebrities and VIP's as:

I Work Hard and Often Because I AM A Father!




I just ran into an old acquaintance this morning who invited me to go play handball. He didn't invite me to play handball at a convenient time. He wanted me to go play handball right there and then, at 9:13 am, on a Thursday morning. I thought he was kidding, after all I'm in my suit right now. I laughed and said I was headed to my office. He then asked me if I want to go to a party on Monday. I said I can't because I have a community meeting that is work related. He took it upon himself to lecture me. His philosophy is that I shouldn't work so hard and so often because I am a father. He thinks I work so much that I don't get to spend time with my kids.

Interesting enough, this guy who is lecturing me about my parenting skills and time management just invited me to do two things that have nothing to do with his children. His children's mother, his ex-girlfriend dropped the kids off at school this morning. He brags about this. She is on Welfare. He brags about this. He brags about fact that she lives in the projects and only pays $475 a month in rent. He brags about the fact that she receives section 8 and that the government pays the rent.

He on the other hand still lives with his father because he was evicted out of his apartment two years ago. How do I know this? He calls me every time he is facing yet another eviction and asks if I can help him find a cheap apartment. This guy is a lifer. That's what I call the people who consciously make a decision not to grow, not to do the right thing, but rather let everyone else take care of his responsibilities while he blames the whole world for his problems. He was evicted because his landlord is evil. He is on Welfare because he can't get a job because no one wants to give him a job. He doesn't have a job because white people hate minorities. His girl left him because she is a "gold digger." Everything is everyone else's problem. His retirement plan is to be on Welfare until he qualifies for Social Security, and then live the rest of his life on Social Security. He brags about the fact that he has all day long to do whatever he wants because the government is giving him a check to do that. What's sad is that he is a genius at fixing cars. He gets extra money whenever any of his friends need something minor done on their car and they want to save money by not going to a licensed mechanic. He brags about getting drinking money because Peter, Paul or John just gave him $50 to do X, Y, Z on their car. Does he give any of this to his children's mother? NO! He brags about not paying a lot of child support because the only money the government knows he has is his Welfare check. Every time Welfare threatens to take his benefits away, he gets a little job at a supermarket or fast food restaurant, stays for a few weeks and then does something to intentionally get fired. He brags about that as well. He is a lifer. He also brags about the fact that he sees his kids one weekend a month and that because he doesn't have a job, he gets to spend the whole time with them. Interesting enough, his idea of spending time with his kids is to play video games with them all day or take them to the park and let them play all day while he plays handball or basketball with his friends. His idea of spending time with his children is to take them to his friends' place so they can play with his friends' kids while he watches whatever game is on TV. He says his kids are going to be smart about their time like him. He truly believes this is the best way to live, and not only is he a lifer, but he is training his children to be lifers.

Before I get bashed by the super supporters of the Welfare program, please understand that I am not saying anything is wrong with being a Welfare recipient. It is a great program with great intentions. It is supposed to help those that cannot help themselves so that we don't have Americans suffering hunger in the streets. BUT, I do not support the abusers of the system who keep driving MY taxes up so that they can continue having all the free time in the world so that they can spend their days hanging out with their friends or watching TV. I love hanging out with my friends, but not on other people's hard earned dollars. Welfare is supposed to be a temporary program, no? I do not support the perfectly capable people who decide that their mission in life will be to figure out how to have the system pay for their inaction.

Guys my philosophy is that I work hard and this often because I AM a father. I am not letting anyone else take care of my children. I work hard so that my children eat food that I purchase. I work hard so that my children go back to school in September with a summer writing log where they describe a road trip, a trip to Greece, Puerto Rico, or some other amazing trip or experience. I work hard so that my kids can live in a nice place where I don't fear what will happen to them when they walk to the deli on the corner. I work hard so that my clients can continue trusting me and referring their friends and family to me so that I can continue having work so that I can continue feeding my family and giving them everything they deserve. I work hard so that I can take my children out on Saturday night and not worry about the money we spend on food, entertainment, etc. I work hard so that my children can play sports, have nice birthday parties, and enjoy their childhood. I work hard so that I can reinvest my money in assets that add to the money I use to do nice things for my family. I work hard so that when career day comes up in school, my children are proud to have Papi, the Realtor come out and speak in front of their peers. I work hard so that my children can be super proud to be Rosarios. I work hard so that my children learn to work hard. I work hard so that if my children ask me for something, I don't have to say "I can't get that for you" but rather, "let's figure out how to get it." I work hard so I can party hard, with my family, closest friends and colleagues, and those that are as goal driven as I am. I work hard because I AM A FATHER.

Now this guy is on Welfare, and his retirement plan is to go from Welfare to Social Security. He has no drive. Could I have gone home and changed out of my suit into shorts and a t-shirt and gone out to play handball with him? YES! I could have called my clients and shifted things around so that I could free up some time to go play handball with him. I didn't do this because I see his "LIFER" philosophy as a trap and a dangerous poison. I have no time for people who are proud about being non-productive members of society's problem. If he were truly trying to become a better person, I would have probably made the time to hang out with him. But I learned a long time ago that a person who is intentionally living a mediocre life will do everything possible to drag you down into their mediocre reality. I CANNOT do this because I AM A FATHER.

By the way, since this guy's whole goal in life is to have himself and his children on Welfare, I am technically working hard and often to pay for MY children as well as for HIS children. I guess I work hard and often so that everyone eats. I am PROUD of my growing business. I am proud of how I spend my time. Why? Because I am the type of "lifer" this guy will never get to be.

On April 4th, 2014 the Daily News put out a story about Ridgewood Queens saying it was the emerging "next big thing" with creatives priced out of Brooklyn (http://nydn.us/1onfc91). Interesting enough, I've been a part of the Ridgewood/Glendale phenomenon since 1999 when my parents left Williamsburg Brooklyn and came over to Ridgewood Queens in pursuit of a less expensive home. While those homes have since doubled in price, there is still a great opportunity for everyone from a single guy or girl, to a couple just starting out and looking for a home of their own, to the family that is looking for a place to establish more permanent roots. The neighborhood offers a great mixture of residential and commercial homes to satisfy the buying needs of just about any buyer or investor.


Being a father, I always look for a neighborhood that has a lot to offer for the kids. The Ridgewood/Glendale area of Queens has a lot to offer my huge family. I'm a father of 7 and already a grandfather of 3, and I can honestly say that I don't have to leave the Ridgewood/Glendale area to keep the kids entertained. From community based baseball, basketball and soccer leagues, to a great mix of Martial Arts schools and centers, the many great local playgrounds, and of course the Ridgewood YMCA, my children's exercise needs are easily met right here in the neighborhood we call home. Birthday party's are never difficult to plan out, even when we are hit with rain or snow because we have two of my favorite places to visit, the indoor playground at Kids Fun House on Fresh Pond Road and kiddie friendly Funtopia on Metropolitan Ave. If it is culture that the parents want to share with their children, Ridgewood is home to the oldest stone house in all of New York City, the Vander Ende-Onderdonk House located at the corner of Onderdonk Ave and Flushing Ave. They open to the public on Saturday afternoons and host many family oriented events throughout the year. Want to fill up your days with fun for all ages? Explore the plethora of programs the Ridgewood Public Library has to offer.


For the less parent-like, more dating type of shopper, we have so many restaurants, bars and cafes along Myrtle Avenue that you may have a hard time picking out your favorite. I will mention three places that are especially fun for me. I am a big eater, and I love the selection at the new Ridgewood Ale House that opened up on Myrtle Avenue between Weirfield and Centre Streets. If you want some good old Queens style diner food, go over to Tasty's or New York Grill. Don't go there on a Sunday. You will NOT find an open seat. We have plenty of ethnic eateries as well, like Mexican at Fajita Sunrise on Myrtle Ave, Sushi at Sakura IV on Myrtle Ave, to Antica Trattoria on Fresh Pond Road, German at the historic Zums Stammtisch on Myrtle Ave, the Nepalese Indian Restaurant on Seneca Ave, Latin-American food at Chiflez, Caribe Star or La Flor Del Paraiso, plenty of Pizzerias and Chinese takeouts to choose from, and more delis with their own spin on the good old sandwich than you can imagine (I recommend Stop One on 66th and Myrtle Ave). We are a neighborhood full of watering holes and sports bars, for the sports fanatics who need to have a drink and eat some good food at the end of the work day or week, stop by any of the many sports bars in the area. My favorite because of the burgers and the hot wings has to be The Avenue on Myrtle Avenue. If you are feeling adventurous, go for the hot wings or their special burger with ghost sauce.


After enjoying all the great restaurants in the area, one might find it necessary to work out some of the guilt at a local gym. We have them all, from New York Sports Club at Atlas, to Planet Fitness by the Myrtle-Wyckoff train station, to Retro Fitness on Otto Road, to Lucille Roberts for the ladies on Myrtle Ave, to the no frills for the gym rat Richie's Gym on Myrtle Ave (my favorite). If you are not the gym type, go for a run around the Ridgewood Reservoir at Highland Park.


For those that love to shop, if you cannot find what you are looking for in the endless rows of small mom and pop shops along Myrtle Ave or Fresh Pond Road (we are a small business type of neighborhood), then you can always head over to the Shops At Atlas Park. Yes, we have our own shopping mall.


Add the diverse houses of worship for people of all faiths, the many forms of entertainment, and the ease of travel by car and by public transportation, and you have all the elements that make a neighborhood great for everyone.


On the real estate side, we are still much more affordable than many other Queens and Brooklyn neighborhoods, are just minutes from Manhattan by train or car, and we offer everything from coops and condos, to single family, multi family and work-live spaces. We have town homes, ranches, new construction and pre-war buildings. The Ridgewood/Glendale area truly has it all.
